Recent data released by the property portal Bayut on Dubai’s rental market during 2024 and 2025 shows only slight fluctuations in rental prices across 15 key areas of the emirate, reflecting a period of relative stability in the rental sector.
According to the data prepared by Bayut for Emirates Today, Jumeirah Beach Residence (JBR) ranked as the most expensive area in 2025 in terms of average annual rents. The average annual rent for studio apartments in JBR reached AED 90,000, while Deira recorded the lowest average for this category at AED 35,000 per year.
In the one-bedroom apartment segment, JBR also led the rankings, with an average annual rent of AED 142,000. In contrast, Al Nahda offered the most affordable rents in this category, averaging AED 54,000 per year.
For two-bedroom apartments, JBR maintained its position at the top of the list, registering the highest average annual rent among the monitored areas at approximately AED 201,000.
